Our Story

Brad and Barb Westre have been in the hard money business since 2001, making over 2,775 loans totaling $154,500,000.  At one time they owned as many as 300 investment properties and owned a property management company overseeing 850 rental units.   Their experience guides investors through property purchases and renovations. All loans are funded by the Westres directly, using no outside or investor funds.

Hard money is a type of lending that relies solely on collateral. The borrower's creditworthiness is given little or no consideration. If the collateral meets the requirements, the loan is approved.

Step 1: Submit the Borrower Application, Loan Request Application  and Proof of Funds by email.

Step 2: Barb processes the Application forms and provides an information packet to Brad.

Step 3: Brad inspects the property to evaluate the purchase price, estimated rehab costs, and after repair market value and gives his decision.

Step 4: If profitable, your loan for 100% of the purchase price is approved.

Step 5: If approved, email the accepted contract to Barb and close as soon as the title company is ready.

• We lend only in St. Louis City and County, using our local expertise.
• We do not provide rehab funds; borrowers must provide proof of rehab funds.
